European.realestate Pays 10% of Every Subscription

European.realestate opened a partner program on 4 November 2026. It pays 10% of the net order total on every paid subscription an agency buys through a partner link, and the same 10% again on every renewal after that. Nothing closes after twelve months, and there is nothing to apply for: a free account is enough to get a link.

Because the rate is the whole offer, the terms around it carry the weight. Commission is calculated on the amount excluding VAT, it is approved only once the agency’s payment clears, and attribution is settled on the first click and then stored on the agency’s account rather than in a browser cookie. That last decision is what makes a renewal pay at all.

What the Partner Program Pays, and for How Long

A tenth of the net order total, so of the amount excluding VAT: 10% on every payment. On the Starter plan at €12.49 a month that comes to €1.25 per payment, and on the Agency plan at €49.90 a month it is €4.99. One constant in the child theme holds the rate and a filter can override it per call, which keeps a future change to a single edit instead of a renegotiation of the terms.

Renewals are the part worth reading twice. A renewal on this site is an ordinary order: the subscription module writes every Mollie renewal into WooCommerce with its own order, so a single rule on a paid order covers the first payment and every one after it.

  • First payment: 10% of the net amount.
  • Every renewal: the same 10%, for as long as the agency keeps paying.
  • No window: the term is unlimited by default, so nothing falls away in month thirteen.
  • First click: the introducing partner is stored on the agency’s account, not only in a 30 day cookie.

Where a Partner Sees Clicks and Commission

The programme lives in the account area at european.realestate/my-account/affiliate/, reached from Partner program in the dashboard under My Profile. No wp-admin screen, and no separate portal to remember a password for. Four figures open the page: clicks, agencies signed up, approved commission and commission still waiting for approval.

Under them sits the personal link, european.realestate/?partner=1234, with a copy button beside it, then a table of every commission with its date, order, amount and status, then the payout details and the invoices as PDFs. Three mails follow the same events: a welcome at enrolment, one message per paid order, and one per payout with its invoice attached.

What 10% Adds Up to Across the Paid Plans

Prices below come from the same table the shop charges from, read on 5 November 2026, so they are the live figures rather than an illustration.

PlanMonthlyPer monthly paymentAnnualPer annual payment
Starter€12.49€1.25€99€9.90
Agent€24.90€2.49€249€24.90
Agency€49.90€4.99€499€49.90

Twelve monthly payments on Starter bring a partner €14.99 over a year, against €9.90 on the annual plan, because an annual plan is one payment and costs the agency less than twelve monthly ones. A free account pays nothing by definition, which is why the calculator on the programme page only offers the three paid plans.

How the Money Reaches a Partner’s Bank Account

Two methods, chosen by the partner in the account area: PayPal to the address saved there, or a SEPA credit transfer into the business account, exported as a pain.001 file. Payouts run monthly and a run goes out once it holds €1 in total, so there is no threshold to work towards. Each payout is booked as its own order in a Payout status, kept out of revenue and out of the customer’s order list.

Every payout carries a self-billed invoice. European.realestate issues it on the partner’s behalf under article 223 of the VAT Directive, because the partner is the supplier and European.realestate is the customer. The partner’s own VAT position therefore decides the treatment: 21% for a Dutch partner, 0% with a reverse charge note under article 196 for an EU partner with a valid VAT number, and 0% outside the scope under article 59 beyond the EU. A partner in another EU country needs that number before the first payout, and it is checked against VIES when it is saved.

PayPal charges the sender about 2% per payout. European.realestate carries that fee rather than taking it off the commission, so the amount on the invoice is the amount that arrives.

From a Free Account to the First Commission

Five steps, and only the first two belong to the partner.

  1. Open a free account and choose Partner program in the dashboard. Nothing to apply for, nothing to pay.
  2. Copy the personal link from the top of that page.
  3. Share it with the estate agents, property managers and agencies you work with, in a mail, on a site or inside a proposal.
  4. We record the commission against the partner’s account when an agency registers or buys through the link.
  5. Once the payment clears, the commission is approved and goes into the next monthly run.

The Rules That Decide Whether a Payment Counts

Approval follows the money, not the order. An order that is placed but unpaid shows in the account as awaiting approval, and a cancelled or failed payment never becomes commission at all.

A full refund reverses the commission on that order. If it was already paid out, the amount comes off the next run once and is marked on the order so it cannot be deducted twice; a partial refund leaves the commission in place. Two further cases pay nothing: a partner buying their own subscription, and a second commission on an order that already carries one, which a retried payment notification would otherwise create.

Why Renewals Matter More Than the First Sale

A one-off referral fee rewards an introduction and then forgets the partner. A running 10% rewards the opposite: bringing in an agency that stays. Take an agency on the Agency plan paying monthly, and a partner earns €59.88 a year for as long as that subscription runs, from one introduction, while the work after the click stays with us.

The link takes a minute to create, and the full terms sit on the partner program page next to a calculator that runs the same arithmetic for any of the three plans.

Questions Agencies Ask About the Partner Program

Do I need a website or an audience to join?

No. Agencies, property managers and anyone who talks to agencies about their property listings can join. What counts is that the agency arrives through your link.

When is my commission approved?

When the agency’s payment clears. An order that is placed but not paid sits in the account as awaiting approval, and no commission is paid on it until the money arrives.

Is there a minimum payout?

No amount to work up to. Approved commission joins the next monthly run, and a run only needs €1 in total before it goes out.

What happens if the agency asks for a refund?

A full refund reverses the commission on that payment. If it was already paid out, the amount comes off the next run. A partial refund leaves it in place.

Can I see what the referred agency pays us?

You see your own commission per payment, which is 10% of the net amount. The agency’s commercial details stay with us.
