About European.realestate

What the platform is, who advertises on it, and where it covers.

6

What is European.realestate?

European.realestate is an EU-wide property listings platform. It brings together homes for sale and for rent from agencies and private sellers across Europe, and makes them searchable in one place and in your own language.

We are a listings and advertising platform, not a broker: we do not own, sell, value or manage property, and we are not a party to any transaction. Every listing belongs to the advertiser who published it.

Which countries do you cover?

Albania, Austria, Belgium, Bosnia & Herzegovina, Bulgaria, Croatia, Cyprus, Czechia, Denmark, Estonia, Finland, France, Georgia, Germany, Greece, Hungary, Iceland, Ireland, Italy, Latvia, Lithuania, Luxembourg, Malta, Moldova, Montenegro, Norway, Poland, Portugal, Romania, Serbia, Slovakia, Slovenia, Spain, Sweden, Switzerland, the Netherlands and the United Kingdom — 37 countries in total. These are the countries you can filter on in the search and the countries a property feed may point at.

Properties outside this list cannot be published on the platform.

What kinds of property can I find?

Every listing is filed under one of these types, which you can filter on:

  • Apartments — apartment, duplex, maisonette, penthouse, studio, triplex
  • Villas — villa, bungalow
  • Town houses — detached, semi-detached, terraced, town house, village house
  • Country houses — chalet, cortijo, country house, farmhouse, finca
  • Commercial property — business, complex, farm, hotel, shop and other commercial premises
  • Land & ruins — land, island, ruin
  • Parkings — garage, parking space
  • Other — cave house, chateau, mobile home

Who advertises on European.realestate?

Both real estate agencies and individual agents, and private owners selling or renting out their own property. Agencies can publish by hand from the dashboard or, on Starter, Agent and Agency, let an automatic feed keep their listings in step.

Is European.realestate free to use?

Yes for browsing and searching, and there is no charge for a basic account. Advertising starts free too: the Free package costs nothing, covers 3 properties, and does not expire. Paid packages exist for agents who need more listings, featured placement or automatic imports — see packages and pricing.

How many people see the listings?

We welcome around 250,000 visitors a month, and our search index holds thousands of properties. Buyers reach us through search engines and through the personalised email alerts our saved searches send out.

Eva, the AI assistant

The assistant that answers questions, helps you search and prepares things for you.

2

What is Eva?

Eva is the AI property adviser on the platform. She is the chat behind the Ask Eva button that floats on every page, and the panel beside the results on the search page. You ask in your own words and she answers in the language you are using.

Buyers use her to narrow a search, to be talked through a listing and to see what is nearby. Agencies use her to ask about listings, packages, invoices, XML imports or their account. She works from the site's own listings and help facts, so treat what she says as a starting point and confirm anything that matters with the advertiser.

Is Eva free to use?

Yes, it is free. You can ask five questions without an account, after which a free account continues the conversation, and a signed-in account gets a larger daily allowance. Nothing about using the assistant is charged.

She can explain how the site works, run a search from what you type, prepare a message to an agent for you to review and send yourself, and — once you have an account — keep your conversations. She cannot take a payment, start or change a subscription, change your account, or send a message on your behalf; those stay on the site, or go through the contact form.

Your account, alerts and favourites

What a free account adds, and how the email alerts actually behave.

8

How do I create an account?

Use Register in the menu. You need an email address and a password, your name, and a choice of account type:

  • Real Estate Agency / Agent — for professional advertisers
  • Private Home Seller — for owners advertising their own property
  • Private Home Buyer — for people only searching

You also have to accept the terms and conditions. Registration is free and takes a minute.

What do I get with a free account?

The dashboard, and with it:

  • Saved searches, with email alerts when a new property matches
  • Favourites — your shortlist of properties
  • Your profile and contact details, as agencies see them
  • Your own listings, if you advertise (a package is needed to publish)
  • Deals, leads and enquiries in the built-in CRM, for agencies

How do I save a search and get email alerts?

Run the search you want, then use Set email alert for this search at the top of the results. The criteria are stored on your account, and from then on you are emailed when new properties match them.

Alerts report newly published matching properties. A price change on a listing you have already been told about does not trigger a new email.

How many alert emails will I get?

One message per email address per period, not one per saved search. If you keep five saved searches with the same address, the matches from all five arrive merged and de-duplicated in a single email.

Every alert mail carries a one-click unsubscribe, so you can stop them without touching your account.

Can I keep a shortlist of properties?

Yes — save any listing to your favourites from its page. Favourites live on your account, so they follow you between devices once you are signed in. Saving a search covers the ones you have not seen yet; favourites cover the ones you have.

I have forgotten my password.

Use Lost your password? on the login form. You will get an email with a link to set a new one. The link is single-use and time-limited, so if it has expired simply request another.

How do I change my name, photo or contact details?

In your account, under your profile. For agencies this is worth keeping accurate: the name, logo and contact details that buyers see come from the profile, and for feeds they are registered against your account rather than read from the file.

Can I close my account?

Yes. Ask us through the contact form and we will remove the account. Anything you have paid for keeps running to the end of the period you paid for; after that the account and its listings go.

Listing a property

From a free account to a published listing, with what goes in each field.

12

Can I advertise if I am not an estate agent?

Yes. Private owners can advertise their own property on the same terms as agencies. Choose Private Home Seller when you register, take the Free package, and publish.

Do I need a package to publish a listing?

Yes. The Free package is the entry point and costs nothing, but a package on the account is what allows a listing to go live.

Without one, the listing stays a draft: we keep it in your dashboard, but it never reaches the search. Add the package first, then publish — it avoids the confusion of a listing that exists but cannot be found.

How do I add my first listing?

  1. Log in, or create a free account.
  2. Put a package on the account — the Free package costs €0.
  3. Open Add Property Listing from the dashboard.
  4. Complete the form and submit.

There is no approval queue: once a package is active and the required fields are filled in, the listing is live.

What do I need to fill in?

  • Title — up to 120 characters
  • Description — the full text, in English; this is what gets translated
  • Type and status — property type, and for sale or for rent
  • Price — plus an optional prefix or postfix, such as from or per month
  • Address — including the map position, so the pin lands correctly
  • Details — bedrooms, bathrooms, garage, year built, built area and plot size, energy rating
  • Features — tick the ones that apply from the 25 standard features
  • Images — up to 20, the first one being the cover
  • Optional — a virtual tour link and a video link

Complete listings rank and convert better than sparse ones, so fill in as much as you honestly can.

What about the energy rating?

There is a field for the energy rating, with a separate value for consumption and for emissions, using the letters A to G. If you have no certificate for the property, say so rather than leaving it blank or guessing — that is what the X value is for.

What are the image requirements?

  • Up to 20 images per listing.
  • Minimum size 1440 × 900 px; larger is better, since we serve scaled copies.
  • The first image is the cover — drag the gallery into order and pick the one that sells the property.
  • Up to 50 MB per file.
  • At least one image is required; five or more is the point at which a listing starts to look complete.

By uploading you confirm you have the right to use the photos.

Can I add a virtual tour or a video?

Yes, both, as links. The virtual tour field takes a Matterport, iGuide or similar URL, and the video field takes YouTube, Vimeo or a direct MP4/WebM file. They appear as an extra tab or button on the listing rather than being uploaded to us.

Will someone check my listing before it goes live?

No. There is no editorial queue and no waiting time: a complete listing is published immediately and becomes searchable at once. That is also why the details matter — nothing stands between a typo and the public.

We do remove listings that breach the terms, and we can take a listing down on request if it is published without the right to advertise it.

Will my listing be translated automatically?

Yes. Add the title and description in English and we rewrite them into every language we publish in. You get the benefit of buyers searching in their own language without writing twenty descriptions.

Read your listing back in one other language after publishing. The translation is machine-generated, so a quick check is worth it.

How long does a listing stay online?

The Free package does not expire, so a free listing stays online with no end date. A paid package runs for the period you buy, and your listing stays searchable throughout. You can edit a listing at any time in the meantime.

For a paid package we email you before the period you bought ends, and the listing can be reactivated from the dashboard rather than rebuilt.

How do I edit or remove a listing?

Both from your dashboard, under your properties. Editing is instant: the change is live the moment you save. Deleting removes it from the search; if a property is sold or let, mark it accordingly instead of deleting it, so the record of the listing stays available.

Can I list a property outside your coverage?

No. The platform covers the 37 countries in our list, and a property outside them cannot be published. If you have a portfolio in more than one of the covered countries, that is fine — one account can hold listings in all of them.

Packages and pricing

What each package costs, what it includes, and what happens when it ends.

8

What do the packages cost?

There are four, and they are bought on the packages page:

PackagePer monthPer year
Free€0€0
Starter€12.49€99
Agent€24.90€249
Agency€49.90€499

Prices are shown excluding VAT; VAT is added at checkout based on your country. See payments, invoices and VAT.

What is included in each package?

PackagePropertiesFeaturedImages each
Free3 properties—20
Starter25 properties—20
Agent250 properties1 monthly, 2 annual20
AgencyUnlimited properties3 monthly, 6 annual20

Automatic feed imports are included in Starter, Agent and Agency. The Free package has no import. Every package, including the free one, allows 20 images per listing.

Which package should I choose?

  • Free — a private owner with one or two properties, or anyone testing the platform.
  • Starter — a small agency with a feed, or one that lists occasionally and does not need featured placement.
  • Agent — an active agency with a couple of hundred properties that wants one listing pushed forward.
  • Agency — an agency whose stock changes constantly and should update itself, with no cap on the number of properties.

If your portfolio changes weekly, the import is worth more than the extra listing allowance — see XML and automatic imports.

Is the free package really free?

Yes. It costs nothing, it needs no payment details, it does not expire, and it covers 3 properties with all the standard listing features. It is how private sellers and smaller agencies get started on the platform.

The three properties are at the same time, not three a year. Once three of your listings are online the dashboard stops offering a new one until you take one offline or move to a paid package, and taking the Free package a second time does not add places — the allowance is counted against the listings you currently have online.

Monthly or annual — which is better?

Annual works out at two months free: each annual price is exactly ten times the monthly one, and you pay once instead of twelve times. If you know you will still be advertising in six months, take the annual.

Can I change my package later?

Yes. Buy the package you want when you need it — the new allowances apply to your account straight away, and your existing listings stay where they are.

What happens when my package ends?

Your access runs to the end of the period you paid for, and then the package lapses. Nothing is deleted on the day it lapses: you keep the account and its listings.

What you lose is the allowance — you can no longer publish beyond what your remaining package covers, and any feed import stops. Renewing restores it, and a feed that was switched off keeps its configuration, so it needs no rebuilding.

Do you run promotions or discount codes?

Occasionally, yes. When a promotion is live the code is applied on the checkout page and the discount shows in the order total before you pay. Outside a promotion, the annual plans are the built-in discount.

The partner program

How you earn 10% of the subscriptions you bring to the platform, and when it is paid.

6

What is the partner program?

The partner program pays you for the agencies you bring to European.realestate. When an agency you introduced takes a paid package, you earn 10% of what they pay, for as long as they keep paying.

Joining is free and it is open to agencies, property managers and anyone who talks to agencies about their listings. You do not need a website or an audience: what counts is that the agency arrives through your link.

The terms, the payout details and the join button are on the partner program page.

How much commission do I earn, and for how long?

10% of the net amount of every paid subscription, so calculated on the amount excluding VAT. The first payment counts, and so does every renewal after it: an agency that registers through your link stays linked to you, also when it renews a year later and nobody clicks again.

There is no end date on that. Commission is approved when the customer's payment clears, not when the order is placed.

When and how am I paid?

Payouts run once a month. Choose PayPal or a SEPA bank transfer in your account, add your company details and your VAT number, and the money goes out in the next monthly run.

Every payment comes with an invoice issued on your behalf, carrying your VAT number and the correct VAT treatment, and its PDF sits in your account next to the payment. A business in another EU country needs a valid VAT number before we can pay, because the invoice has to carry the reverse charge correctly.

What does not earn commission?

  • Your own subscription — buying a package yourself earns nothing.
  • A refunded payment — the commission on that payment is reversed, and one already paid is deducted from the next run.
  • An introduction we were never told about — if you bring an agency by mail rather than through your link, tell us before it signs up and we link the account to you first.

Is there a minimum, and do I need an audience?

No to both. Every approved commission is paid in the next monthly run, however small, and there is no minimum number of referrals. You do not need a website, a following or a newsletter.

You see your commission per payment, which is 10% of the net amount. We do not share the customer's commercial details.

XML and automatic imports

For agencies whose stock changes constantly: send us a feed and let it update itself.

9

What is an XML import, and which package includes it?

An XML import is an automatic feed of your properties: you publish a file at a URL, and every night we read it and add, update or take down listings to match. Nothing is typed in twice.

It is included in Starter, Agent and Agency. The Free package has no import.

Do I have to use your format?

No, but it is the best-supported route. Our own standard is fully documented on the XML page and is free to adopt; a feed built to it always carries every field the platform can display, and it is the most stable thing to maintain.

If your software cannot produce our format, we can usually map what you already have. Send the URL of your feed through the contact form and we will look at it and tell you what it would take.

Which CRM systems do you support?

Most of the well-known ones, including Acquaint, Alto (Vebra), Apex27, BLM, Dezrez, Domus, ExpertAgent, Gnomen, Jupix, Juvo, Kyero, Loop, Rezi, Idealista JSON feeds and a long list besides. If your system produces a URL to an XML or CSV file, we can almost always import it.

How does the nightly sync work?

Once your feed is approved it is read automatically every 24 hours, starting after 01:00 CET. Once it is running, the rules are simple:

  • A new <id> is inserted as a new listing.
  • An existing <id> whose data changed is updated.
  • An <id> that is missing from the feed goes offline after three consecutive syncs.

You send the current values and nothing else — there is no date field to maintain.

What happens if a property is missing from my feed?

It is taken offline after three consecutive syncs, not deleted. If it comes back into the feed it comes back online on the next sync, with its images and data intact.

Which is why the feed must be absolute: it has to contain all your active properties every time, not just the ones that changed. A feed that is accidentally truncated does not just stop updating — it starts hiding listings.

How do I get my feed set up?

Build or export the feed, validate it, and send us the URL through the contact form or to info@european.realestate. We check the mapping and the encoding, then switch the sync on.

Worth knowing before you build: the feed must be UTF-8, use lowercase tags, use real newlines rather than HTML in descriptions, and give absolute https URLs for images. Your agency name, logo and contact details are registered against your account by us — they are not read from the file, so there is nothing to keep in step there.

What does the XML standard require?

The essentials, in version 2.0 of the specification:

  • <id>, <price>, <price_freq> (sale, month, week or year), <type>, <country>, <town> and <desc><en> are required for every property.
  • Up to 20 images per property; the first is the cover.
  • Feature values are sent as names — Swimming Pool, not swimming_pool.
  • Coordinates go in <location> with a latitude and a longitude; both are needed for the map pin.

The full node reference, the country codes and the feature list are on the XML page.

How quickly do imported listings appear?

The listing itself is created on the next sync, but it waits for its images. It is held as a draft until the images have been fetched and processed onto our media storage, which usually takes under 24 hours from the first sync; if the images are still not ready after 48 hours the listing is released anyway.

A listing with no images at all is published straight away.

What does feed setup cost?

Building to our own standard is free, and for an agency on Starter, Agent or Agency with a supported feed there is no setup charge.

A feed outside our standard can need a mapping built by hand, which we quote for before anything is done. Ask, and you will get a figure in writing rather than a surprise on an invoice.

Enquiries, viewings and replies

What happens between a buyer pressing send and an agent opening an email.

6

How do I contact an agent about a property?

Every listing page has a contact form for the agent or advertiser behind it. Fill it in and send — that is the whole flow. You do not need an account, and your details go only to that advertiser.

What does the agent receive?

An email from the platform containing:

  • The property, with a clickable link to its listing
  • Your full name
  • Your email address
  • Your telephone or mobile number, if you gave one
  • Your message in full

How quickly will I get a reply?

You get an automatic acknowledgement immediately, confirming that your enquiry has been passed on. The advertiser is asked to allow up to 48 hours to reply.

Response time is the advertiser’s, not ours — but if a listing gets no reply at all, tell us through the contact form and we will chase it.

How do I arrange a viewing?

Through the same form: say which property, and offer two or three times that suit you. Some listings also carry a schedule-a-tour option, which puts your requested slot straight in front of the agent.

I sent an enquiry but never heard back.

First check your spam folder — the acknowledgement comes from a no-reply address and sometimes lands there. If there is genuinely nothing, contact the advertiser again through the listing, and send us the listing link so we can follow it up with them.

Can buyers contact me as an advertiser, and can I see the leads?

Yes. Enquiries about your listings arrive by email, and they also appear in your dashboard CRM under deals and leads, so you can keep track of who asked about what and when.

Payments, invoices and VAT

How packages are paid for, what appears on the invoice, and how to stop.

6

Which payment methods can I use?

Payments are handled by Mollie, and the methods offered on the checkout depend on your country. They include card, Apple Pay and PayPal everywhere, plus the local methods where they apply: iDEAL, Bancontact, EPS, Przelewy24, KBC/CBC, Belfius, Satispay, Swish, MB Way and Multibanco.

The checkout labels each method by whether it will renew automatically, so the choice is visible before you pay.

Is VAT included in the prices?

The package prices are shown excluding VAT. VAT is calculated at the checkout from your country, and the rate is recalculated on every renewal rather than frozen from the first invoice.

Businesses in another EU country can enter a VAT number and, once it validates, the reverse-charge treatment applies. Enter it with its country code — a number without one cannot be validated, and the VAT is then charged as normal.

Will I get an invoice?

Yes. Every payment — the first one and every renewal — produces a numbered invoice with your details, the VAT treatment and the period it covers. Invoices are kept in your account and can be downloaded at any time.

Do packages renew automatically?

They can, and it depends on the payment method you choose:

  • Card, Apple Pay and PayPal leave a mandate behind, so the package renews automatically at the end of the period.
  • One-off methods — iDEAL, Bancontact, EPS, KBC, Belfius, Przelewy24 and the rest — cannot renew. They pay for the period you are buying, and that is the end of it.

The checkout says which one you are choosing, so there is no guessing about whether a renewal will happen.

How do I cancel?

From the membership section of your account. Cancellation takes effect at the end of the period you have paid for — nothing is revoked early, and your listings stay online until the end date. You get a confirmation email stating that date.

If you have a feed import, it stops when the membership ends. Its configuration is kept, so resubscribing later does not mean building it again.

My payment failed. What now?

You will get an email about it, and your membership stays as it is until the period you have already paid for ends. Retry from your account; if it keeps failing, contact us through the contact form rather than paying twice.

Languages and translation

The site works in your language, and so do the listings.

4

Which languages is European.realestate available in?

English, German, Spanish, French, Italian, Greek, Portuguese, Dutch, Swedish, Luxembourgish, Irish, Polish, Hungarian, Bulgarian, Croatian, Czech, Danish, Estonian, Finnish, Lithuanian, Macedonian, Maltese, Norwegian, Romanian, Slovenian, Latvian, Icelandic, Serbian, Georgian and Bosnian — 31 in total. English is the base language and every page has a translated version, with correct language tags for search engines so the right version is served to the right visitor.

How do I switch language?

Use the language selector in the menu and pick your language. The page you are on is shown in that language, and it stays with you as you browse.

Are the property listings translated too?

Yes. Listing titles and descriptions are translated into every language we publish in, so a Spanish property is readable by a German buyer without the agency writing ten versions. The rewritten text also avoids duplicate-content penalties between language versions.

How accurate are the translations?

They are machine translations. They are good enough to search and shortlist with, and occasionally wrong on a nuance — so verify anything that matters, such as the exact surface area, the condition or what is included in the price, with the advertiser before you commit.

Trust, legal and support

How listings are supplied, what we do and do not guarantee, and how to reach us.

6

Are the property listings verified?

Listings are supplied by the advertisers and published as they are given to us. We do not visit properties, check title deeds, or confirm that a price, area or condition is accurate.

So treat a listing as an advertisement, not as an inspection report. Ask the agency directly, and take your own legal and technical advice before committing to anything.

How do I report a listing or an advertiser?

Send us the listing link and what is wrong with it through the contact form. We look at listings that appear misleading, duplicated, already sold, or published without the right to advertise them, and take them down where the terms have been broken.

Do you buy, sell or value property?

No. We are a listings platform: we publish advertising on behalf of agencies and private sellers. We are not an estate agent, we are not a party to any sale or rental, and we cannot negotiate, value, or hold money on your behalf.

Where are your terms and privacy policy?

The terms and conditions describe the rules for using the platform and for advertising on it, and the privacy policy explains what data is collected and how it is used. Both are linked in our footer on every page.

What are the rules for the content I publish?

You must hold the legal right to publish the properties and the text you send us. Where a copyright or infringement problem is raised, we refer it to the agency that published the content. The full conditions are in the terms and conditions.

How do I contact you?

Through the contact form, which is the fastest route and gives us everything we need to look into it. For feed and technical questions, email info@european.realestate and include your feed URL, your agency name and a couple of the property IDs involved.

Company and market news is published under News, and our latest articles are on the advertise page alongside the packages.
