Estate Arrideli: A Unique Agricultural Project in Donori
Nestled in the scenic countryside of Donori, just a couple of kilometers from the heart of the village, lies Estate Arrideli. This property offers a compelling opportunity for those envisioning a cohousing community, an eco-village, or a unique agro-tourism venture. Situated in the Parteolla region, an area known for its vibrant agricultural activity within the Cagliari hinterland of Sardinia, the estate boasts a commanding position with impressive views.
Land and Existing Structures
The estate spans a substantial 3.5 hectares of land, offering a generous expanse of undeveloped natural beauty. This area is situated approximately half an hour’s drive from the city of Cagliari. The entire property is enclosed, providing a secure and private environment. The development plan for Estate Arrideli includes several buildings, with a clear distinction between those that are already completed and those that are planned for future construction.
Guest Accommodation and Main House Plans
A key component of the estate’s design is the provision for guest accommodation. Four distinct units were envisioned for visitors. Currently, three of these units, each measuring 80 square meters, have been successfully constructed. Some of these completed units have also been subdivided to create even smaller, more intimate spaces. The fourth guest unit remains a part of the future construction plans. For the main residence on the property, the project includes a 170 square meter basement area that already incorporates a garage, and this section is finished. The residential component of the main house, planned for the ground floor and measuring 135 square meters, is yet to be built.
Additional Structures and Agricultural Features
Beyond the residential and guest units, the comprehensive project for Estate Arrideli also outlines the construction of a 250 square meter stable. This suggests a vision that may include equestrian facilities or other agricultural operational needs. The land itself is already benefiting from agricultural development. A young olive grove has been established, alongside a vineyard and various fruit trees, indicating a focus on producing agricultural goods.
Water Resources and Irrigation
A significant asset to the estate is its water supply. An artesian well on the property ensures a plentiful source of water, which is crucial for both domestic use and agricultural irrigation. Complementing the well is an artificial lake designed specifically for irrigation purposes, further supporting the agricultural ambitions for the land.
Potential for Expansion and Nearby Land
For those seeking an even larger landholding, there is a distinct possibility to acquire an adjacent olive grove. This separate plot measures 9000 square meters, offering a substantial addition to the overall estate and further enhancing its agricultural potential, particularly in olive production.
About Donori: A Region Rich in History and Agriculture
Donori itself is a village located about thirty kilometers south of Cagliari, a place characterized by its excellent agri-food products and a deep sense of tradition. Situated in the historic Parteolla region, which borders the southern Campidano area, Donori is nestled between two rivers on the slopes of Monte Zurru. The village is home to just over two thousand residents.
Historically, Donori was a center for mining, as evidenced by the remnants of the old Monteponi mine. Today, however, the village thrives on its strong agricultural and pastoral heritage. The fertility of the surrounding hilly terrain, combined with an abundant water supply, supports the cultivation of cereals, olive oil, and a variety of wines, including prominent local varieties like Cannonau and Bovale. The region is also recognized for its significant dairy production.
The presence of a former granary in the village center, now used for exhibitions, serves as a testament to the enduring antiquity of the area’s agricultural and pastoral traditions. Archaeological findings indicate that the area has been inhabited since the Bronze Age, with notable nuraghi like Sa Domu and s’Orcu Mannu and Guntuxius. Traces of Roman occupation have also been discovered, including remains of a necropolis and a villa. The village itself was established in the Middle Ages, during the period of the Giudicato of Cagliari. Although it was abandoned in the 15th century, it was repopulated starting in 1619.
Architecturally, the old village center is marked by the parish church of San Giorgio Bishop, built in the late 15th century in the Gothic-Catalan style. Just outside the village, surrounded by olive groves, stands the country church of Santa Maria de sa Defenza, dating back to 1732. Local legend attributes its construction to a bandit from Barbagia who sought refuge on Mount Zurru. Every year, on the third Sunday of September, the simulacrum of Our Lady of Defense is carried to this small church in a procession that includes individuals in traditional Donorese costumes and decorated carts known as ‘traccas.’ This event is one of the most cherished celebrations by the local population.
The territory around Donori also offers areas of naturalistic interest. These include the former mining site at the foot of Mount Andria, in a location called S’Ortu Becciu (meaning ‘old vegetable garden’), and Sa Rocca de is Piccionisi (‘the rock of the pigeons’). These areas feature gorges and unspoiled natural landscapes situated between two small hills, providing opportunities for exploration and appreciation of the natural environment.
