Standard Inclusions for Your New Villa
Every house comes with a 2-meter wide stamped concrete terrace surrounding the pool, with choices for color and pattern. A 1-meter wide terrace also extends around the house. The property includes a gated entrance, 3000 square meters of fencing, pre-installed ducted air conditioning, a standard kitchen, a security door, German tilt-and-turn windows (or sliding windows if preferred), a built-in fireplace and chimney, pre-installation for TV and internet, a gravel driveway with a few meters around the house, and a septic tank.
Bathroom and Kitchen Finishes
Bathrooms are equipped with a shower column, shower tray or bath, sink units in various colors, sinks, taps, mirrors, and a wide selection of wall tiles. The flooring features a broad range of ceramic tiles in different colors, including wood-effect options.
Kitchens include cabinets with standard doors and handles as per provided plans. They also feature a stainless steel sink and tap, with pre-installation for an oven, dishwasher, and extractor. Various granite worktops are included in the budget. Other stone worktops are available at an additional cost. White goods are not included.
Interior Details and Exterior Touches
A cream or grey marble staircase with railings is included, along with railings for the front porch. A large fixed glass window at the staircase enhances natural light. You can select the design for your swimming pool tiles and steps, as well as the granite for the exterior steps and window sills of the house.
Energy Efficiency and Materials
Our villas feature 10cm insulation throughout, guaranteeing an Energy Certificate rating of at least B, and often A, depending on the house size and design. A wide selection of tiles, kitchens, and bathrooms are included within your budget.
Building Plots with Essential Services
We offer various legal building plots, some within walking distance of towns, others offering complete privacy. Our most popular plots are located within a 5-10 minute drive to a town. Each plot is selected for its appealing views and includes mains water and electricity. High-speed internet is also available.
All necessary paperwork is included, such as the build license, habitation license, and a 10-year build guarantee. We also provide weekly reports and drone photos throughout the construction process.
The expected completion time, from the first payment to key handover, is 7-8 months. The energy efficiency rating is an EPC A, considered the best available.
Customizable Villa Options and Features
These country residences are customized to each client’s specific preferences. The example model shown in the images includes an optional 30sqm guest house, and features like a BBQ and summer kitchen can be added later.
The standard villa design offers 4 bedrooms, 4 bathrooms, a large living area with a fireplace, a kitchen with a utility room, and a substantial covered porch. Two bedrooms also have terraces with views over vineyards or orchards. The villas come pre-installed for ducted cooling and heating with AC to all rooms for year-round comfort.

Upgrades and Customization
An upgrade to a 10m x 5m swimming pool is available for an additional €6,000. Single or double garages can be added, and guest houses are also optional and customizable.
Reservation and Payment Structure
You can reserve your chosen plot for an initial payment of €10,000. Stage payments are available, typically starting with a 30% initial down payment (based on the build cost, excluding land value). At this stage, you have the option to purchase the plot and have it registered in your name. Further payments can be tailored to your preferences, usually involving two additional 30% payments and a final 10% payment upon completion.
The first stage payment covers the full architect’s project, 3D plans, building licenses, fencing, foundations, and the concrete structure.
