This new villa, featuring a swimming pool, is set to be built according to your specifications using high-quality materials. You have the opportunity to select the ideal plot for your villa from various options, including locations such as Pinoso, Aspe, Hondon de las Nieves, La Romana, and more. You can choose between an urban plot (approximately 500m²) or a rustic plot (10,000m²). The villa is designed with an AA energy label to ensure a well-insulated living space.

Structural and Exterior Details

The construction will include foundation footings in line with technical specifications, using one-way reinforced concrete with joists or vaults. The solarium will be finished with ceramic tiles or a flat roof, providing thermal insulation and waterproofing. The external walls will consist of autoclaved aerated concrete blocks or thermo-clay blocks, with a water-repellent mortar finish. The interior will feature ceramic bricks or laminated plasterboard with a galvanised steel framework, ensuring effective thermal and acoustic insulation.

Interior Finishes

The flooring throughout the house can be customized with high-quality porcelain stoneware available in a range of colors, priced up to €20/m². Walls will be finished with smooth plastic paint in neutral tones. Ceilings will utilize a continuous suspended false ceiling made from laminated plasterboard, with maintenance spaces in the laundry room using a different type of plasterboard.

Kitchen Specifications

The kitchen will be designed according to the project specifications and will include high-quality furniture with a melamine finish in a uniform color. The flooring will match that of the rest of the villa. The kitchen will feature quartz agglomerate or granite worktops, single-bowl stainless steel or resin sinks, and a complete suite of electrical appliances including an induction hob and oven.

Bathroom Features

Bathroom flooring will be consistent with the rest of the house, and walls will be tiled with a selection of ceramic tiles. Bathrooms will include wall-hung toilets with concealed cisterns and dual flush systems aimed at water conservation. Shower areas will feature non-slip shower trays and chrome-finish shower columns. All bathrooms will also come equipped with integrated washbasin furniture and mirrors.

Carpentry Work

Exterior carpentry will consist of lacquered aluminum with thermal breaks. Windows will be double-glazed for enhanced thermal and acoustic insulation. Interior doors will be made of DMF, featuring plain white lacquer finishes and steel handles for security.

Outdoor Spaces and Landscaping

The area surrounding the villa will be paved with ceramic tiles and include approximately 1,000 m² of gravel. Fencing will be installed according to the plot type, with motorized gates for main access. A swimming pool will also be included, with options for various sizes, complete with a non-slip tiled patio area.

Installations and Utilities

The plumbing system will utilize multilayer piping and adhere to current regulations, including connections for essential appliances. A 100-litre electric water heater along with solar panels for domestic hot water will be installed. The electrical system will comply with standards and include LED lighting throughout. Additionally, pre-installation for air conditioning will be set up across the home, excluding wet areas.

The starting price for this custom-built villa is €342,000, which includes the pool but does not cover the cost of the plot.
