Valtura is a small town in Istria located in the municipality of Ližnjan, just a few kilometers from Pula. It is best known for its proximity to the archaeological site of Nezakcij, the capital of the Illyrian people of Histria. Nearby is Šandalja, a system of several caves, named after the quarry of the same name.
Stone was exploited at this site as early as Roman times. Šandalja is today located in the area of the OKZ “Valtura” (Open Penitentiary Institution Valtura). In terms of the wealth of paleontological, paleolithic and paleoanthropological finds, which were found in 9-meter-thick layers, the site occupies a leading position on European soil. To date, the Šandalja I and II caves, located ten meters apart, have been explored.
The remains of Homo erectus incisors, which are one million years old, were found there. These data speak of the oldest prehistoric man in Europe. Likewise, the oldest percussion tool in Europe (a flint striker) was found at this site. There are several quarries in the Valtura area. The limestone of the same name extracted here is used for cladding interior and exterior surfaces. The village is home to the neo-Gothic Church of St.
John (from 1899), whose unique 28-meter bell tower is built in the shape of an octagon. In a secluded area away from other houses, surrounded by trees, there is a beautiful piece of land with 2 houses for sale. The houses are being sold together with the land, one of which is under construction and is currently in a high unfinished phase. This house can be considered an auxiliary building to the main house.
The total area of the land is 7261 m² surrounded by trees and nature. The first house has 530 m² and consists of 4 separate apartments that can be used for living or renting to tourists. Each apartment has its own bathroom and bedroom. The house has a total of 5 bedrooms and 4 bathrooms, 2 storage rooms, a storage room, a basement and its own tavern. The heating in the house is air conditioning and gas, and in certain rooms there is underfloor heating.
Solar panels have been installed on the roof of the house, which are used to use renewable energy sources, thus contributing to energy savings in the house. Next to the house is a large building that currently serves as a workshop, and one day it can be converted into a large garage or even a third house. On the first floor of the house there are two apartments.
One apartment is currently in the adaptation and decoration phase and has its own bedroom, bathroom, living room with kitchen and a terrace that is under construction. The second apartment is fully furnished and consists of a bedroom, bathroom, gallery, kitchen and living room and a separate terrace. Next to the house there is also a huge landscaped plot with small football goals, a volleyball net and a swimming pool.
The second house is in the advanced roh bau phase and the planned size is 82 m². The house will have one large terrace of 30 m², a living room, kitchen, boiler room, three bedrooms, one bathroom and one toilet. The house is planned to be heated by air conditioners and underfloor heating. A septic tank has already been built next to the house, which will not need to be emptied for years.
Although the construction of this house has just begun, work on it will continue. This single-storey house is a wonderful potential for family living or for renting to tourists, given that it is located in an idyllic location in its privacy surrounded by trees and nature. Both houses are located on a beautiful large plot of land surrounded by nature, and yet they are only a 15-minute drive from the largest city in Istria, the city of Pula.
This isolated property has its own peace, nature and isolation, and yet is located close to all necessary amenities. Surrounded by silence, it has great potential for family living and renting to tourists, and due to the size of the land it can also be used for the development of agritourism, breeding horses or any other animals.
