Proximity to the sea in itself is a great value, but it is rare that a ground floor apartment simultaneously offers three bedrooms, a large garden and a position in the first row by the sea. It is precisely such properties that most often attract buyers who are looking for something more than a classic apartment.
In Srima, in an exclusive location only 50 meters from the sea and the beach, a modern project is being built with a total of 12 apartments distributed through two separate units and two separate entrances. The project is organized in such a way that part of the building is located in the first row by the sea, while the rest extends towards the second and third rows, with all apartments retaining a view of the sea.
The building consists of the ground floor, first and second floors, with the apartments on the ground floor having gardens, and the largest apartments on the second floor having private roof terraces with direct access from the apartment. The special value of the project is given by the quiet micro-location without much traffic and the immediate proximity to the beach.
Apartment S2 is located on the ground floor of the building and has an internal living area of 85.22 m² and a total net calculation area of 112.88 m². It is the largest apartment on the ground floor and the only apartment on this floor with three bedrooms, which sets it apart from the rest of the project from the start.
One of the greatest values of this property is its position within the project – the apartment is located in the first row to the sea and is also the closest to the sea within the entire project. The sea view further emphasizes the value of the location, while the large outdoor space provides an additional level of comfort and privacy.
The south-facing terrace of 21.77 m² is connected to the living area, while the garden of 122.97 m² surrounds the apartment on the northeast side. This layout creates several different zones of use and further emphasizes the feeling of privacy and spaciousness.

LOCATION In recent years, Srima has become one of the most sought-after micro-locations on this part of the coast precisely because of the combination of proximity to the sea, a quieter character and excellent transport connections. This part of the town is particularly suitable for buyers who want immediate proximity to the beach, but without large crowds and traffic congestion during the season.
The micro-location is located outside the main traffic routes, so mostly only tenants and people who live in the immediate vicinity pass here. During the season, the area gains additional dynamics thanks to the proximity of the beach and promenade, while the rest of the year it maintains a more relaxed rhythm.
• sea and beach – 50 m • center of Vodice – 3.8 km • center of Šibenik – 11.4 km • highway exit – 19.4 km • shop – 1 km • school and kindergarten – approx. 1.5 km • Close to NP Krka, NP Kornati and Vrana Lake Nature Park
WHO IS THE PROPERTY IDEAL FOR It will especially suit buyers looking for more space, privacy and a location right by the sea. The combination of three bedrooms, three bathrooms, a garden of almost 123 m² and a first-row position by the sea is a rarity on the market.
