With apartments of smaller square footage, the biggest compromise is usually the lack of outdoor space. This is precisely why real estate that, in addition to a functional layout, offers a large garden and proximity to the sea is a rarity on the market, especially in locations like Srima.
In Srima, in an exclusive location only 50 meters from the sea and the beach, a modern project is being built with a total of 12 apartments distributed through two separate units and two separate entrances. The project is organized in such a way that part of the building is located in the first row by the sea, while the rest extends towards the second and third rows, with all apartments retaining a view of the sea.
The building consists of the ground floor, first and second floors, with the apartments on the ground floor having gardens, and the largest apartments on the second floor having private roof terraces with direct access from the apartment. The special value of the project is given by the quiet micro-location without much traffic and the immediate proximity to the beach.
Apartment P1 is located on the ground floor of the building and has an internal living area of 42.48 m² and a total net calculation area of 62.13 m². The southern orientation allows for plenty of natural light, while the sea view further emphasizes the character of this microlocation.
Although it is a one-bedroom apartment, what sets it apart from most similar properties is the exceptionally large outdoor space that is rarely seen in properties of this size.
The apartment has a garden of 100.02 m² and a terrace of 18.10 m², which gives future owners more than 118 m² of additional outdoor space for everyday use.
A special feature of the layout is the division of the outdoor space into two sides of the apartment – the terrace next to the living area is ideal for socializing and spending time during the day, while the garden on the other side provides additional privacy and the possibility of arranging it according to your own wishes. Such a concept gives a feeling of space that significantly exceeds a classic one-bedroom apartment.

LOCATION In recent years, Srima has become one of the most sought-after micro-locations on this part of the coast precisely because of the combination of proximity to the sea, a quieter character and excellent transport connections. This part of the town is particularly suitable for buyers who want immediate proximity to the beach, but without large crowds and traffic congestion during the season.
The micro-location is located outside the main traffic routes, so mostly only tenants and people who live in the immediate vicinity pass here. During the season, the area gains additional dynamics thanks to the proximity of the beach and promenade, while the rest of the year it maintains a more relaxed rhythm.
• sea and beach – 50 m • Vodice center – 3.8 km • Šibenik center – 11.4 km • motorway exit – 19.4 km • shop – 1 km • school and kindergarten – approx. 1.5 km • proximity to NP Krka, NP Kornati and Vrana Lake Nature Park
WHO IS THE PROPERTY IDEAL FOR It will especially suit buyers looking for a combination of proximity to the sea, sea views and large outdoor space without the need for large interior space. The garden, two separate outdoor areas and a quiet microlocation provide additional value that is not easy to find in one-bedroom apartments.
The combination of sea views, a 100 m² garden and a location just a few steps from the beach rarely occurs in properties of this size.
