In the natural surroundings of Lika, in the wider Plitvice Lakes region, a spacious plot of land with a total area of more than 11,000 m² is for sale, which offers interesting opportunities for the development of a tourist complex, boutique resort or exclusive nature retreat.
The uniqueness of this property lies in its location, spaciousness and indented terrain. The natural slope, greenery and open space create an excellent basis for an architectural project that unobtrusively blends into the landscape, providing future guests with a sense of privacy, peace and connection with nature.
The property includes approximately 8,000 m² of construction land and more than 3,000 m² of non-construction land, which opens up space for the design of various tourist and recreational facilities.
One of the more interesting options is the development of a smaller complex of modern mountain houses, popular A-frame buildings or luxury wooden villas. Thanks to the configuration of the land, the buildings could be arranged in a cascade, at different height levels, with their own terraces, gardens and intimate outdoor spaces.
Imagine several carefully arranged houses surrounded by greenery, large glass walls that open up views of nature, private jacuzzis, saunas and terraces for enjoying the silence. The project can be imagined as an intimate wellness retreat for couples, a family holiday village or a boutique resort with a combination of private accommodation units and shared facilities.
The whole could be completed by walkways, a space for relaxing by the fire, landscaped green areas, a small wellness center and a common space for socializing. The size of the land itself leaves enough space for creatively designing an environment in which architecture and nature form a harmonious whole.
The final purpose, number of buildings and construction options depend on the valid spatial plans and necessary permits.
Lika – a place where nature determines the rhythm of life Lika is one of those parts of Croatia that have preserved its original character. Vast forests, mountain landscapes, green valleys, fresh air and peace create a special atmosphere, far from the hustle and bustle of the city and the hectic everyday life.
A special value of the wider area is the Plitvice Lakes National Park, one of the most famous natural symbols of Croatia, recognizable by its series of lakes, waterfalls and unique beauty of the landscape. In addition to Plitvice, Lika offers numerous opportunities for exploring nature, hiking, cycling and spending time outdoors.
Velebit, dense forests, rivers, lakes and picturesque Lika settlements create a diverse space for active holidays, but also for complete relaxation. Each season brings a different experience: spring greenery, pleasant summers, luxurious autumn colours and winter scenes that give mountain houses a special charm.
It is this combination of natural beauty, authenticity and peaceful surroundings that is the inspiration for creating a place where a stay becomes an experience, not just accommodation.
Tourist potential and attractiveness of the location Lika represents an interesting destination for the development of tourism focused on nature, active holidays and authentic experiences. Plitvice Lakes National Park, one of Croatia’s most famous tourist destinations, further contributes to the attractiveness of the wider area, while the preserved landscape provides the opportunity to create facilities for guests who want more than classic accommodation.
A particularly interesting direction of development is represented by smaller, architecturally attractive accommodation units with an emphasis on privacy, comfort and wellness facilities. Such a concept can attract couples, families and nature lovers looking for a peaceful holiday, but also the opportunity to explore Plitvice Lakes, Velebit and the numerous natural beauties of Lika.
An additional advantage is the possibility of designing facilities for different seasons. From spring excursions and summer stays in nature to autumn weekends and winter holidays with a fireplace, sauna or jacuzzi, such a project can offer a distinctive experience throughout the year.
The combination of attractive natural surroundings, spacious land and flexibility of future development provides a nice basis for the development of a tourist project with its own identity, which offers not only overnight accommodation, but also a complete experience of Lika.
This land offers an opportunity to create a special tourist story – a place where modern comfort meets the simplicity of nature, and every stay becomes an opportunity to relax, explore and enjoy the beauties of Lika.
