The contemporary architecture of new villas has arrived, creating a residential complex in San Juan de los Terreros, Pulpí, Almería, in southern Spain. These homes offer a combination of design and quality while adhering to high standards of sustainability and well-being.
Constructed by a skilled team of architects, these villas are designed to optimize light and orientation. Each home comes with unique characteristics that highlight its plot. This project introduces a new lifestyle for those looking to enjoy modern living near the coast.
The foundation and structure of the villas utilize reinforced concrete, backed by a ten-year warranty. The façades are designed to lower energy demand, integrating materials for a consistent visual aesthetic. Spacious terraces feature solid parapets to enhance safety while promoting ample light.
The exterior of each plot will be enclosed with the same materials used in the homes, ensuring seamless integration into the residential complex. The roofs are flat, ventilated, and insulated, with varying finishes tailored to their specific uses. Added security features include an armored entrance door, with locks on bedroom doors, bathrooms, and toilets.
Interior Features
Windows and French doors are made from lacquered aluminum, with motorized roll-up blinds in living rooms. These homes come equipped with a video intercom system for individual access control. Bathrooms feature modern sanitary appliances made of vitrified porcelain, with chrome or matte black faucets to select from. Shower enclosures consist of 8mm tempered glass.
Every villa has pre-installations for solar panels, designed to support systems of up to ten panels. This setup connects to the home’s electrical grid, reducing overall electricity consumption. The panels remain integrated within the roof installation area, maintaining the aesthetic of the dwellings.
Energy Efficiency
Air circulation is ensured through a micro-ventilation system installed in the windows of living areas and bedrooms. Kitchens are installed with an independent smoke exhaust for the extractor hood. A home automation pre-installation allows for future systems controlling climate, heating, blinds, and alarm alerts.
Additionally, there is pre-installation for video surveillance in parking areas and other interior zones. Each kitchen is finished in matte white as per design specifications, featuring a GOLA system for cabinets and drawers. Bedrooms with built-in wardrobes come with sliding doors also in matte white. Although appliances are not included, the setup is designed for optimal efficiency.
