Country Estate Of 45 M² With Eco-region Features In Kozaperovica

Land and Potential

The estate boasts a significant amount of prime building land, currently around 2,000 square meters. What’s particularly interesting is that there are already approved plans to increase this building area to 5,000 square meters within the next few months. This offers a lot of flexibility for development. In total, you’re looking at 36,667 square meters of land, divided into three separate parcels. This makes it a versatile spot for various activities, from cultivating crops and raising livestock to setting up a getaway for nature lovers or even a sustainable living project. The land is well-suited for agriculture, eco-tourism, or simply creating a private retreat in the countryside.

The Main Parcel: Your Homestead

The largest of the three parcels measures 12,000 square meters and serves as the heart of the estate. Here, you’ll find a house that was newly constructed in 2011. It’s about 45 square meters in size. Inside, the house is ready to move into, with all the necessary finishing touches. The exterior, however, is awaiting its final facade. For utilities, the house is equipped with electricity and its own well for water. Heating is provided by a wood stove, and for cooking, there’s a gas stove that uses a portable bottle. All the internal systems, like plumbing and wiring, are new and in good working order. In addition to the main house, there are a couple of outbuildings. One is an old stone house, measuring 11 by 7 meters, which was built before 1968. This structure will need some renovation work. There’s also a shed made of oak wood, measuring 7 by 5 meters, which is currently used for storage.

A Gardener’s Paradise and Natural Assets

The land on the main parcel is exceptionally fertile, featuring deep black soil that’s perfect for growing a wide variety of plants. You’ll find an established garden and orchard with more than 50 fruit trees. These include walnut trees, cherries, sour cherries, apples, pears, plums, quinces, hazelnuts, elderberries, and grapevines. Standout trees on the property include three large walnut trees, some reaching up to 30 meters in height, and a substantial cherry tree that’s about 15 meters tall, along with numerous other mature fruit-bearing trees. For security and to define the property boundaries, there’s a sturdy, large steel entrance gate, and over 500 meters of acacia posts are ready to be used for perimeter fencing.

Exploring the Additional Parcels

The second parcel is located 500 meters away from the main house and covers 12,500 square meters. This section of the land includes a mix of forest, land suitable for cultivation, and meadows. The third parcel is a bit further, at 1 kilometer from the main house, and spans 11,700 square meters. This parcel also features arable land, meadows, and a naturally growing acacia forest. Estimates suggest there’s around 20 cubic meters of timber volume in this acacia stand, which could be a resource for future use.

The Unique Appeal of This Estate

What makes this estate stand out is its secluded and peaceful setting, nestled within untouched natural surroundings. It’s an ideal location for anyone interested in agriculture, setting up a beekeeping operation, or simply enjoying a quiet life in the countryside. The land’s fertility makes it a great place for growing a variety of crops and maintaining an orchard. Furthermore, it’s ready for projects focused on sustainable living or ventures in eco-tourism, allowing you to connect with nature and potentially build a business around it.
