New house with heated pool and five parking spaces in the very center of Sutivan, 440 m from the sea, with four bedrooms with private bathrooms.
A villa with a private pool in the center of the town, where the promenade and the beach are within walking distance, is a rarity on Brač. This one is in a quiet part of the center of Sutivan, 440 meters from the sea, and there are five parking spaces next to it. The house was completed in July 2026 and is being sold with all furniture and equipment, ready to move in or rent.
The house has two floors and a roof terrace, on a 443 m² plot. In the summer, everything revolves around the 32 m² swimming pool. The yard is surrounded by a wall and greenery, so you can spend time by the pool without being seen from the street. The pool has heating and cooling of the water, so the swimming season lasts much longer than usual.
There are sun loungers and an outdoor shower next to it, and the covered terrace of 16.50 m² has a pergola, a table for six and a gas barbecue. The garden is planted with Mediterranean plants and is illuminated in the evening. From the terrace, a spiral staircase leads to the balcony of the first floor and further to the roof terrace.
On the ground floor, the living room is connected to the kitchen and dining room, and large sliding walls open directly onto the pool. There is also a toilet, a bathroom with a door to the pool and a machine room with a laundry room.
Upstairs are four bedrooms, each with its own bathroom and each with just over 17 m². No room is “the small one”, which is a great advantage when renting. The entrance hall on the first floor leads to the balcony.
The interior of the villa is decorated in warm, calm tones. Walnut, beige porcelain and stone predominate, with indirect lighting that creates a pleasant atmosphere in the evening. The rooms have wardrobes with sliding doors made of tinted glass, walnut wall coverings and a herringbone pattern floor. The bathrooms have a shower without a bathtub, wall-mounted sanitary ware and sinks made of stone and ceramics.
No expense was spared on the installation. The house is heated and cooled with a heat pump. The living area and all bathrooms have DEVI underfloor heating, and there are seven air conditioners in each room with Wi-Fi control. With energy class A, the utilities are low, so the house can be used even out of season. The kitchen is custom-made, with an island, Bosch appliances and a wine refrigerator.
The joinery is Reynaers aluminum, the tiles are large-format Italian porcelain, and the fittings are Hansgrohe Talis.
Sutivan is a smaller and quieter place than neighboring Supetar, with a harbor, a promenade along the sea and restaurants on the waterfront. The first restaurant is 300 meters from the villa, and the nearest beach is 550 meters away. There are three more pebble beaches within two kilometers. You don’t need to get in a car for everyday needs.
It takes about ten minutes to drive to Supetar and the ferry to Split, and in summer there is a high-speed boat from the Sutivan port to Split. Brač Airport is 34 km away, and Split Airport is 47 km away. There are five parking spaces on the plot, two of which are covered, and an electric car charger.
The gross area is 270.35 m². The net indoor area is 191.48 m², of which 86.47 m² is on the ground floor and 105.01 m² is on the first floor. According to the use permit from July 2026, the house is a semi-detached building with one residential unit, energy class A. Ownership is 1/1.
