In our offer, DUX real estate, in the quiet Istrian village of Šegotići, in the municipality of Marčana, there is a building plot of 632 m², intended for buyers who recognize the value of their own space and the opportunity to shape their future property according to their own needs.
This plot is particularly interesting because the land comes with prepared project documentation for a single-storey house. Instead of starting the entire planning process from scratch, you already have a defined basis for your future home and the possibility of continuing construction preparations after meeting the necessary conditions.
CHARACTERISTICS The project envisages a single-storey residential house with a functional layout, designed for everyday life and a pleasant stay throughout the year.
The concept includes two bedrooms, a bathroom, a kitchen, a pantry and a living room connected to the dining room. The spacious terrace is particularly noteworthy, providing additional space for relaxation, socializing with family and friends, or enjoying warm Istrian evenings.
The ground floor layout is practical for different life stages, from young couples and families to buyers who want a vacation home without stairs and unnecessarily complicated communication spaces.
This property includes a number of ready-made elements that can facilitate further planning: * Project documentation for the planned single-storey house. * Already prepared detailed electrical installation projects. * Infrastructure immediately adjacent to the land, with verification of connection conditions. * 1/4 share in the access road, included in the price. * Two two-way electricity meters already paid for by HEP, according to the owner.
A building permit has been submitted for this plot and is in the approval process. Therefore, the file is available for inspection, scheduled for October 15, 2026, and finality is expected in early or first half of November 2026.
ABOUT THE LOCATION Šegotići offers a different rhythm of life than busier tourist resorts. Here, the emphasis is on a quieter environment, privacy and space for your own garden and terrace, which can be particularly attractive to buyers who want to escape the everyday city hustle and bustle.
An additional advantage is the location in eastern Istria, which allows you to explore different parts of the peninsula: * Marčana provides basic local amenities and connections to surrounding settlements. * Pula is the main regional center with a rich offer of shops, health and educational institutions, business facilities and cultural events. * Duga Uvala and the surrounding bays attract lovers of the sea, swimming and more relaxed coastal locations. * Rakalj and the eastern coast of Istria are interesting for their natural landscape, bays and somewhat quieter ambience. * Fažana and the western coast offer well-maintained beaches, promenades, restaurants and facilities for excursions, while inland there are opportunities to explore traditional Istrian villages.
Such a position is suitable for those who want a quieter base for everyday life or vacation, with the possibility of going to larger urban and tourist centers when it suits them.
CONCLUSION The 632 m² building plot presents an opportunity for buyers who want to create a property according to their own wishes, rather than adapting to an existing space. The combination of the plot, the project of a single-storey house and the prepared detailed designs provides a clearer starting point for planning future construction.
Whether you are considering a permanent residence, a holiday home or a long-term investment in real estate in Istria, this location offers an interesting combination of a quieter environment, privacy and connections to regional centers and the coast.
