In the quiet Istrian village of Šegotići, in the municipality of Marčana, two building plots with a total area of 1,268 m² are offered. The plots can be purchased together, which opens up interesting opportunities for both private buyers who want more space and freedom when planning their own home, and investors who are considering building two houses.
The special value of this offer is the fact that each plot has its own project for a single-storey house and the documentation for a building permit has been submitted. The buyer thus receives two separate units with a prepared project basis, but also the opportunity to consider a different concept for developing the entire land, in accordance with the current spatial plan and the requirements of the competent authorities.
CHARACTERISTICS – Building plot of 636 m², with a project for a single-storey house. – Building plot of 632 m², also with its own project for a single-storey house.
The total area is 1,268 m², which provides an interesting basis for considering different use options.
For a buyer looking for a property for themselves, a unified area can mean more space for privacy, a garden, outdoor facilities and pleasant landscaping. For an investor, two separate plots with prepared projects can represent a starting point for the development of two residential units, for example a holiday home or a property intended for sale, with a check of all the conditions and economics of the project.
A separate project of a single-storey house has been created for each plot. The envisaged concepts include two bedrooms, a bathroom, a kitchen, a living room with a dining room, a storage room and a terrace. The ground floor layout allows for functional use of space, good connection of the interior and exterior of the house and practical living without stairs.
Such a concept can suit families, couples, but also buyers who want a holiday home with an emphasis on simplicity and a pleasant stay.
In addition to the projects, detailed electrical installation projects have already been created, and according to the owner, the price includes two two-way electricity meters already paid for by HEP.
Infrastructure is located directly next to the plots. Each plot comes with a 1/4 share in the access road, included in the price.
A separate project and a separate procedure for obtaining a building permit are planned for each plot.
Possibility of purchasing both plots as a single investment unit.
Permit status: the documentation for building permits has been submitted, and the inspection of the case file is scheduled for October 15, 2026. The permits are expected to become legally valid in early or first half of November 2026.
LOCATION Šegotići is located in eastern Istria, in the municipality of Marčana, in an environment that is interesting for buyers who want more peace and privacy, without the need to live in the busiest tourist centers.
Pula, as the largest regional center, offers a wide range of shops, health and educational institutions, business facilities and cultural events. The coast of eastern Istria, including the area of Duga Uvala and the surrounding bays, attracts lovers of the sea, nature and quieter places to relax. At the same time, the location allows for exploring other parts of the peninsula and connecting with famous Istrian destinations.
This combination makes the offer interesting for buyers who want their own home in a quieter environment, as well as for those considering developing holiday properties.
CONCLUSION The biggest advantage of purchasing both plots is flexibility. You can continue to develop the two existing projects, with the aim of building two houses, or consider merging the land and creating a new project that better suits your wishes and investment plan.
The possibility of a different project on the total area must be previously checked according to the spatial plan, construction conditions and the possibilities of merging cadastral plots. This is precisely why this offer may also be interesting for a buyer who already has their own vision, but is looking for a good starting point for its realization.
If you are looking for a larger construction unit in Istria, with two plots and prepared project documentation, this offer in Šegotići deserves your attention.
